Scope we self-perform

Building pads and mass grading

Cut, fill and imported material compacted in lifts, with density verification through your testing agency when the spec calls for it. Pads delivered at grade with the survey to prove it.

Retention and detention areas

Dug to the civil design with the side slopes and control elevations the St. Johns River Water Management District permit actually describes, not an approximation of them.

Utility rough-in trenching

Storm, sanitary and water rough-in trenching coordinated with your utility sub, plus dry utility joint trench where the design allows sharing.

Demolition and clearing

Structure removal, land clearing and grubbing ahead of site work, with haul-off manifested to legitimate disposal.

Dewatering and wet-site work

Wellpoints, sump pumping or sequencing around the water table. On this coast the water plan is half the site plan, and we write it into the bid instead of the change orders.

Final grade and stabilization

Finish grading, stabilized construction entrances and the site conditions your next inspection expects to see.

How we bid, and why the numbers hold

Send plans and we return a line-item quote: quantities, unit prices and the assumptions written out where you can argue with them. The unit prices trace back to the same published cost guide our residential customers read, adjusted for scale. A bid you can audit is rare in this trade on the First Coast, and it is deliberate. It means your allowance becomes a number, and your project manager stops babysitting the earthwork line.

The numbers hold because the water gets engineered up front.
